423 Terry Apartments  is a beautifully restored historic building in Seattle’s First Hill neighborhood. 


Inside, you'll find exposed brick, stylish finishes, and your choice of full kitchens or kitchenettes. Residents also enjoy two fully equipped community kitchens, coworking areas, a cozy lounge, on-site laundry, and a shared patio with a grill and fire pit.


This secure-access building offers laundry on every floor, bike storage, and package lockers—and is minutes from Downtown, Capitol Hill, South Lake Union, and major hospitals.

  • Unfurnished short-term leases starting at $1,195.
  • Essentially furnished short-term leases starting at $1,495.

Pricing Details

Application & Deposits 

  • Application Fee: $40 (non-refundable; covers background and credit screening) 
  • Holding Deposit: $210 (paid with your application and applied to your security deposit if approved) 
  • Security Deposit: $500 total (minus the $210 holding deposit, due at move-in) 

 

Move-In Costs 

  • First Month’s Rent: Due at move-in 
  • Utilities Package: 
  • $150/month at 510 Broadway & 423 Terry (includes Wi-Fi, water, sewer, garbage, electricity) 
  • $120/month at Regio Apartments (Wi-Fi not included) 


Additional Fees

  • Short-Term Lease Fee: $400/month for leases under 3 months 
  • June Move-In Fee: $200/month (applies only to leases starting in June)

Policies & FAQ


  • What is the screening process for furnished apartments?

    We screen all applicants using a standard process that includes:

    • Minimum credit score of 650
    • Background check (no evictions or criminal history, subject to local law)
    • Positive rental references
    • Verification of income or savings
  • What are the income requirements & what documentation is required?

    Applicants must show monthly income of at least three times the rent, verified through our application system.


    We accept the following for income and employment verification:

    • Three months of recent paystubs
    • A valid offer letter (if no paystubs have been issued/you have a new job)
    • Employer contact information
  • Do you accept co-signers?

    Yes. Co-signers must show either:

    • Income of at least 6x the rent, or
    • Savings equal to four years of rent
  • Are there exceptions for college interns with no credit?

    Yes. If you have no credit history (NA), you may still qualify if you can provide:

    • A valid internship offer letter, and
    • Proof of current school enrollment

    This does not apply to applicants with bad credit.

  • What furniture is included in the unit?

    For our furnished packages, furniture includes a full-size mattress and frame, small desk, and chair. 

  • Are kitchen essentials provided?

    For our furnished packages, we provide cutlery, plates, bowls, glasses, and cooking utensils. Units also come with a mini-fridge, microwave, and air-fryer. 

  • Are linens and towels included?

    For our furnished packages, we provide brand new linens, comforters, pillows, and towels. 

  • Is smoking allowed?

    Smoking is not permitted in or around our buildings.

  • What if I don’t have perfect credit or rental history?

    We require a credit score of at least 650 and no history of late payments, evictions, or unpaid rent. Positive landlord references are also required.

  • How soon do I need to move in after applying?

    Applicants typically should be ready to move in within two weeks of applying unless a different timeline is agreed upon with property staff.

  • Are utilities included in the rent?

    Utilities are billed separately and vary by property, as detailed below:

    • $150/month at 510 Broadway & 423 Terry (includes Wi-Fi, water, sewer, garbage, electricity) 
    • $120/month at Regio Apartments (Wi-Fi not included) 
  • Is the holding deposit refundable?

    Yes, $200 of the $210 holding deposit is refundable or applied to your security deposit if you're approved. The remaining $10 covers the transaction fee and is non-refundable.

  • When is rent and the security deposit due?

    First month’s rent and the remaining balance of the $500 security deposit are due at move-in.

  • Is there laundry in unit or in the building?

    Each of our buildings has on-site laundry available for our tenants.

  • What is your pet policy?

    Pets are allowed with a $49/mo charge; no pet deposit required.

  • Is parking available?

    We do not offer any onsite parking at our furnished properties. We recommend street parking or finding a 3rd party parking lot for rent, of which there are many available. Our buildings are also located conveniently close to public transportation.
